We have a great deal of obligations as appraisers, but our main duty is to our clients. More often than not, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Certain elements relating to an assignment are to be shared with the appraiser's client. As a homeowner, if you desire to review an appraisal report, you normally should obtain it through your lender.

Other responsibilities include accurate figures appropriate to the parameters of the report, reaching and maintaining a respectable level of competency and education, and the appraiser must conduct him or herself as a professional.
